To the Victor goes the spoils!

Veteran Limpopo estate agent, Ann Victor, has lived in Phalaborwa for forty years and is widely known in the province, having been in the real estate business since 2005.

Born in Lydenburg, Victor completed her NQF5 in 2021, has received several awards over the last 20 years, and qualified for the South African Hall of Fame and the International Hall of Fame at RE/MAX SA in performance and commitment essential to real estate success. Though the rewards are based on gross commission earnings their true measure goes far beyond dollar amounts.

Now she is embarking on a new leg of her career after establishing a Century 21 franchise in the area, to service the community and help people find their dream homes.

We asked her a few questions:

Why the decision to become part of the Century 21 family?

A Century 21 franchise not only offers me the opportunity to build my own business without having to start from scratch, but also partners me with the right people and provides me with a dedicated marketing team. The company’s branding recognition, training, in-house support and marketing tools that go into building a strong franchise are also invaluable.

What is the current outlook for the Limpopo market at present and why do you believe people should invest in the province?

I think people should invest in the province because Limpopo has a bright future. It is endowed with an abundance of mineral resources and there are several mines in the district and the largest section of the Kruger National Park can be found along Limpopo’s eastern border. Something which is not only attractive to South Africans who love spending time in the bush, but to foreign investors as well.

Do you see the property market in South Africa improving now that the elections are over and interest rates are likely to drop this year?

Right now, is definitely the best time to buy, before interest rates increase again. I do believe that the local market is resilient and that 2024 could be a positive year.

What are the properties buyers are most interested in?

Multi-family homes, town houses (due to a desire for added security) and homes that are well maintained.

What trends are you currently observing in the property market in Limpopo?

As a real estate agent I think that despite the impact of interest rates, it is still a buyers’ market. Also, cuts to co-buyers, solar power financing, demand of sectional title and the recovery of first-time homebuyers.

Do you have any advice for sellers?

Price the property correctly, get a valuation, ask for competitive market analysis (CMA) for property prices in the market, make your home sellable by decluttering, tidying up the garden, if necessary. And finally – and most importantly – find the right real estate agent and decide on your showing plan.

And what advice do you have for buyers?

Remember property is a long-term investment so ask a lot of questions like what, if any, are the hidden costs? Also, make sure that everything is specified in the sale agreement and  

explore your mortgage options.
